New Features

AppWork's June 28, 2026 release adds company-wide inspection cost form tracking, a one-click Lease Audit Report export, phone extension support in Call Management, plus bug fixes across the multifamily maintenance platform.

Inspections

inspection cost forms

See every property's cost forms in one place. A while back, AppWork introduced property-level cost forms: a way to set the cost of repairs and replacements for each individual property so those numbers auto-populate during inspections. No more guessing, no more outdated pricing, no more manually keying in costs unit by unit. The problem was knowing, at a company level, which properties had actually finished setting their cost forms up and which were still sitting on a blank slate. This release introduces an incredible solution to that problem! There is a new Cost Forms tab inside your inspection settings that shows the completion progress of cost forms across your entire company. Regional Leaders can now see, at a glance, which properties have their inspection cost forms fully configured and which still need attention. That means more accurate inspection cost estimates, faster make ready turnovers, and a portfolio where every property is pricing repairs the same consistent way. Set your cost forms once. Track them everywhere.

Lease Audits

Lease audits

Export your full lease audit report with one click. AppWork already does the hard part of a lease audit: tracking every charge, surfacing every discrepancy, and helping you identify exactly where what is on the lease does not match what is in the RentRoll. Now you can take that work with you. A new Export button lets you download the lease audit discrepancy report in a single click, so you can share findings with ownership, attach documentation to an audit trail, hand the discrepancy list to your accounting team, or keep a record for compliance. The analysis was always there. Now it is portable.

Lease audit columns are now locked down for basic users. To protect the integrity of your audit data, we restricted editing of the lease audit columns for basic users. Sensitive audit fields stay accurate and tamper-resistant, so the discrepancies your team identifies are the discrepancies that get reported. Admins keep full control. Everyone else gets a clean, trustworthy view.

Call Management

add extensions to Call Management

Route calls to phone numbers with extensions. You can now add extensions to Call Management, so AppWork can route maintenance and resident calls to phone numbers that require an extension. If your office, leasing team, or vendor sits behind a main line with a dialed extension, AppWork now handles that automatically. The result is fewer dropped or misrouted calls, faster connections to the right person, and a Call Management setup that finally matches how your phone system actually works.

Bug Fixes and Improvements

Plenty of small fixes you will feel but never see. This release also includes many bug fixes and improvements throughout the platform. None of them are flashy. All of them make AppWork a little faster, a little smoother, and a little more dependable as you move through work orders, inspections, and daily property management tasks. The kind of cleanup you will not point at, but will quietly appreciate.
