AppWork Oyster Data Bring Assets to Work Orders

RAMSEY, N.J., [9/10/2026] — AppWork, the maintenance operations platform built for multifamily operators, today announced a new integration with Oyster Data, the Asset Intelligence Layer for Multifamily real estate, that brings asset intelligence directly into the AppWork Work Order experience.

How It Works

The integration gives maintenance technicians a clearer view of the asset they are servicing without changing the way they work. Inside AppWork, technicians see asset age, estimated remaining useful life, manufacturer and model, warranty status, relevant work history, and recommended actions provided by Oyster.

That context helps technicians make smarter repair-or-replace decisions. Instead of judging an issue from the current work order alone or searching across multiple systems, they can quickly understand the asset's history, condition, and lifecycle before deciding what to do next.

Oyster also surfaces risk-prioritized recommendations for other assets in the unit or property, helping technicians identify what needs attxention next while they are already on site, such as a water heater well beyond its expected useful life with no recent inspection or maintenance history, an unresolved safety recall, or another high-priority risk. Further, this data enables Oyster to create preventative maintenance and compliance tasks within AppWork, so those big risks never slip through the cracks again.

The result is a more proactive maintenance workflow. Teams can shift from reacting to failed assets to identifying and resolving risks earlier, reducing repeat visits, preventing emergency work, and making better use of technician time. For residents, that means fewer disruptions and fewer surprise maintenance issues.

From Reactive Repairs to Strategic Asset Management

For multifamily operators, the bigger opportunity is not simply completing work faster. It is using every maintenance interaction to make better decisions across the portfolio.

As rent growth slows, operational performance is becoming a more important lever for NOI. More data-driven maintenance decisions can reduce unnecessary spend, extend asset life, make better use of limited technician bandwidth, and create a more consistent resident experience.

The AppWork and Oyster integration connects day-to-day maintenance execution with a more strategic view of the assets being maintained. That helps operators move beyond responding to individual repairs and make more informed decisions about where to spend, when to intervene, and which assets need attention first.

Work Orders are the first step. The same asset record that informs a repair-or-replace decision also supports compliance tracking, CapEx planning, and due diligence, which means the insights that a maintenance tech relies upon in the field feeds those that an asset manager trusts across their portfolio. With full use of Oyster's asset intelligence layer, AppWork clients will be able to extend that foundation to the other teams that depend on reliable, trustworthy asset data.

"Maintenance has a direct impact on both operating performance and resident satisfaction," said Sean Landsberg, CEO and Co-Founder of AppWork. "This partnership gives our customers another way to make every maintenance visit more valuable, improve decision-making in the field, and get ahead of future maintenance needs."

"Multifamily teams already have a tremendous amount of asset data," said Joe Stockton, CEO and Co-Founder of Oyster Data. "The opportunity is turning that data into better decisions. Together with AppWork, we're helping operators connect what happens in the field today with how they manage their assets for the long term. Work Orders are where this starts, and the same asset foundation carries straight through to compliance, CapEx forecasting, and every other decision that depends on deep asset data trust and reliability."

Together, AppWork and Oyster help multifamily operators shift from reactive repairs to more strategic asset management: supporting stronger operations, happier residents, and higher NOI.
