Work Order Rule: No Minors, No Entry
Hello everyone. Right now we're gonna be discussing about entering a unit once there's a work order repair request. And when unfortunately you go in and you find an unsupervised minor my golden of rule. My, my rule has always been when you see a minor that you were not aware of. We don't do work. Our policy has been that we do not do work in units where there's a minor in the unit.
There has to be a adult live in the unit in order for us to do repairs. So whenever you face a situation of this nature, I highly recommend you maintenance technicians to please do not do work there. Because it could become very complicated and it could be a big problem, even though sometimes we as maintenance people do our best to do work.
It could be misunderstood or it could be portrayed somewhere else, and we just simply as maintenance people do not wanna be in this situation. Where we're gonna be questioned for something that we perhaps we didn't do. So my p has been over the years as I started with being a maintenance technician and now that I've been running a management company, is that I do not allow my maintenance technicians to do repairs inside the units when there's minors.
So I hope that you take that into consideration. I hope that your man management team. When, where you are working also follows that rule and then make sure that if that is the case, because sometimes we do not have control, we may receive a work order where we say that it's okay to enter into a unit not knowing if somebody's there.
You always need to make sure you knock on the door. Make sure you two, three times, give it a little bit of time when you try to enter, always say maintenance, try to go in, and then only if you see that there's that there's nobody there. Make sure that and all of a sudden you go in and that there is a minor to not enter.
Ask if somebody's present and ask if this, if you're a minor. Immediately try to contact your management team, your onsite manager or other people that you're working with, and do not do the work and try to reschedule it to make sure that there's no misunderstandings. You're simply not in a difficult situation where you could be accused for doing something that you have not done.
So make sure you follow that rule and and make it easy on yourself not to put yourself in situations that can escalate something out of control. I hope this information helps you. Once again, my recommendation to you is to make sure that you do not do work orders while there's minors inside the unit.
