 Let's talk about make readies now. Getting apartments ready is a fundamental job, and it's one of those items that ensures our job security. You see, it is much better for us as a apart an apartment maintenance team to perform the make ready tasks in-house as opposed to subcontracting them out. I mean, if we think about it, if we subcontracted out the separate pieces and parts of everything, we would end up having six or seven different vendors that all have to mesh and, and intercommunicate and be scheduled to ensure that this happens.

Now that could occur, or we do the majority of those items where it makes sense in-house. So in that same way, we become those multiple trades persons at our community to do that work. And that means that there is a large degree of integration difficulty that we must use in order to ensure a make ready is completed the first time.

Some recommendations. Ensure that everybody on the team knows the process. What are the steps that we follow from before a resident gets ready to move out to the move out to that portion of time that the apartment is empty to the, to the make ready, uh, uh, completion. To the day of move in for the new resident and then include as a part of your make ready process, the short period of time after move in each step along the way, use a uh, make ready board.

I recommend a digital make ready board that you can track each step along the way and be able to look back at what the make ready process was. Over a course of time, after 10, 12 or numerous apartments, we can begin to see patterns, things that we might be missing. In other words, our accuracy on this apartment today depends on the accuracy of previous apartments.

As a matter of fact, you may identify things that can be done, work that can be performed during. Regular work orders that if we completed them in a different way during a service request, it will save time during the make ready process. An example of that would be that instead of regularly repairing a faucet.

We upgrade or update the faucet on a service request so that when the apartment becomes vacant, that's one less task that we have to do on a make ready. So keep track of what you're doing in, in the make ready, keep the process organized.
